Development Finance Shop was launched by Business Finance Shop in August 2007 to provide a specialist range of short-term land and property finance facilities to suit both large and small U.K. property developers.
Property development finance may be used to develop land, a single dwelling or commercial property - or large multi-use sites.
It be may used to:
(1) purchase or refinance development land
(2) facilitate 'planning gain' finance - whereby the land or property is purchased with a view to 'a sale' with an enhanced value on securing requisite planning consent
(3) fund property light refurbishment
(4) fund construction or improvement of a single dwelling
(5) fund construction or improvement of commercial property
(6) fund large or small housing projects
(7) fund multi-use property projects
(8) fund a 'show house'
Funding at up to 50% or 65% of purchase price may be available + up to 100% of development costs - subject to property valuation
With added equity input up to 100% purchase price may prove workable.
All applications considered - including applicants with an adverse credit history.
Applications from experienced developers welcome.
Applicants with no development experience welcome who are willing to accept professional guidance via an architect - or in some cases who appoint a main contractor.
Generally development finance via Development Finance Shop may be available from say £100,000 to £25,000,000. More in some cases.
We may also offer a post-development commercial or residential Buy To Let 'refinance facilty' - should you seek to hold the property long term.
